Home Buying TipsAre you planning to purchase a home in the Ventura County, CA, area? Whether you’re a first-time homebuyer or you’ve done it all before, our team at InspectPros, Inc. wants to offer you a few home-buying tips.

1. Take your time.

When the real-estate market gets competitive, it’s easy to feel pressured to make an offer on a home before you’re ready in order not to miss out. However, never make a rash decision. You’ll serve yourself well to take some time and solidify what you want and do some preliminary “shopping.” That way, you can clarify what you’re looking for, and when the right home does come along, you’ll be ready to pounce without reservation.

2. Do your research.

This tip is especially important if you’re new to Ventura County. Spend some time getting to know the area, and consider what’s important to you when it comes to location. Ask your realtor about the best places to live or perhaps up-and-coming areas. Don’t forget to consider good school zones. Even if you don’t have kids, you may want to purchase a home in a good zone when it comes to resale value.

3. Consider what you can afford.

Buyers must always balance what they want with what they can afford. Be sure to run your monthly budget and determine how much you can afford to spend on a mortgage and how that translates to purchase price. If you need help, be sure to consult your loan professional.

4. Get pre-approved.

It’s a good idea to get pre-approved for a home loan for two reasons: 1) Know for sure how much home you are approved to buy, and 2) get a step ahead of other buyers. Being pre-approved means you can move a little faster and have confidence in making offers on either Santa Barbara or Thousand Oaks properties.

5. Always get the home inspection.

Buyers often consider skipping the residential inspection in order to be more attractive to sellers or to move the process along faster. But this is never wise. A home inspection is your chance to know as much as you can about a house before moving forward. It’s your one last chance for renegotiating repairs or purchase price, if necessary. The home inspection can give you peace of mind and extra knowledge you need to make good real-estate decisions.
