NEW CONSTRUCTION FOUNDATION DEFECTS
(Click on pictures for enlarged view)
|
| Many new homes are being
constructed with post tension slabs. This provides a stronger foundation
more resistant to expansive soil. |
|
| Supports are used and should
be properly upright and spaced to ensure the cables are properly placed
inside the slab. Post tension slabs should not be cut or cored except
by a qualified person due to the risk of injury. |
|
| Exposed ABS piping should
be wrapped or covered with fine dirt to prevent contact with the soil.
If the builder pours before this is verified it can lead to problems
long after the warranty period expires. |
|
| Partial covering of the pipe is inadequate.
The contractor or engineer should determine whether wrapping or additional
sand/dirt should be covering the pipe. |
|
| The vapor barrier provides
protection from moisture penetration. They are usually damaged before
the concrete slab is poured allowing water to potentially come through.
All tears and cuts should be patched with a six inch overlap as required
to properly isolate the ground moisture from the slab. |
