NEW CONSTRUCTION CHIMNEY DEFECTS

Fireplace chimneys have minimum clearances to combustible materials to prevent fires. The requirement varies from 0" to 3" depending on the manufacturer's specifications found on the label (below).

Chimney manufacturers label metal chimneys as they are a "listed" component of the home. The clearance requirements are often overlooked on new homes.
Metal chimneys are required to be firestopped. Sheet metal is typically used and rarely installed in a professional manner increasing the liklihood of the fire spreading throughout the attic and home.
Metal chimneys are strapped inside the chase to reduce movement and to maintain clearances from combustible material. These straps are often not connected as required.
5/8' thick fire-rated drywall is commonly used to isolate garages and attached homes to slow the spread of fire. Any gaps or holes in the firewall compromise its rating. New homes should be protected at chimney chases as well although not fully adopted by the code authorities.
The hole in the fireplace liner (refractory brick) should be sealed with mortar or fireplace caulking (silicate cement) to prevent sparks from entering the chase.
