"Phased" Inspections
PHASE I - FOUNDATION
Inspect prior to slab placement. This applies to any type of foundation.
Forms and reinforcements must be in place.
PHASE II - FRAMING
Inspect prior to installation of thermal insulation. This inspection
is the most important of all inspections. At this time of construction,
“rough-ins” of plumbing, heating, and electrical have been
completed.
PHASE III - FINAL
Inspect after all work has been substantially completed and all utilities
connected and turned on.
FOLLOW-UP
Inspect during the 10th or 11th month of occupancy. Most problems which
occur will be during the first year. This will allow the inspector to
consult with the homeowner and inspect for unsatisfactory changes and
problems. Most new homes come with a one year builder’s warranty.
This inspection is the second most important.
The four recommended inspections are all very important in providing
a quality built home. Some would consider the cost to be prohibitive;
therefore, a minimum of Phase II and a Follow-Up Inspection should be
completed.
The fee for Phase Inspections is $225.00 per phase for all homes under
3000 SF. Example: $225.00 for Phase I, $225.00 for Phase II, etc. Fees
are due at the time of each inspection. Purchasers are encouraged to
attend all inspections. If this is not possible, time should be permitted
to attend the Final Phase - Phase III.
